We believe in an iterative and integrated visioning process that builds on an objective assessment of current conditions and invites input and feedback from all relevant participants. We work collaboratively to establish the optimal mix of uses, determine the most financially efficient program for these uses, and define the most effective plan for organizing and integrating these uses on the proposed development site. This process requires a complete understanding of existing planning policies and zoning regulations. The results of our process include not only two- and three-dimensional depictions of the potential development, but also the proposed mix of uses, density and intensity of these uses, and any potential phasing of the development.
